Listing Guidelines and Prices

Solivita-Rentals.com is a listing website designed for owners of rental property, located in the active adult community of Solivita, who are managing the rentals of their own properties.  Owner managed properties do not use management companies to market their rentals.  To allow potential renters the opportunity to see what a wonderful community we have here in central Florida, and put them in touch with the owners of these beautiful homes, Solivita-Rentals.com will list homes for lease by owner.  There are no management fees since we are not a management or real estate company.  Potential renters will contact the owners directly to handle all leasing arrangements.

Some owners have asked for suggestions about pricing of their rentals.  Part of being an owner/manager is making these decisions but some things to consider when setting the rental fee are:

	Will you include association fees in the rental rate?
	Will you include utilities in the rental rate?
	Will you charge less or add free months for longer leases?
	Larger homes will usually bring higher rental amounts.
	Furnished homes will usually bring higher rental amounts.
	Lake and golf lots will usually bring higher rental amounts.
	What are others with similar homes asking?
	Remember that to be in compliance with Solivita rules and regulations: One tenant must be at least 55 years of age Persons under 18 years of age are limited to 30 day visits per calendar year Lease agreements must be submitted for approval by the association No home can be leased out more than twice in any twelve month period

2nd 1/4 2007 Special!
Free "Listing Plus" listing and position on home page during April, May & June.

Standard Listing (no pictures):  Free!
     Text listing, no pictures on “Standard Listings” page.

Listing Plus:  $25.00 - 3 months - see 2nd 1/4 special above
     One picture and text listing on “Listing Plus” page.

Featured Listing on Featured Listing Page:  $50 - 3 Months
     One picture and text listing on "Featured Listing" page
     with link to extended description and up to ten additional
     pictures.

Featured Listing on Home Page:  $100.00 - 3 Months
     One picture and text listing on “Home” page with link to
     up to ten additional pictures and extended description
     on their own individual page.

Digital Picture Package:
     Don't have a digital camera or don't want to take the
     pictures for your "Featured" or "Listing Plus" listing?
     We will come to your rental and take the pictures for
     you.
          $20.00  Front view only
          $100.00 30 Digital pictures of inside, front, back
           and views.
               10 Inside will be used for your individual page.
               1 Front view will be used on “Featured Listings”
               page.
               All pictures will be put on a CD for you to keep.

Grand Opening Special
     For the first three months of 2007, all listings will be
     displayed on the home page for no additional charge.

If you decide to list with us, just e-mail your description and pictures for publication or give us a call and we will take the description over the phone and tell you where to bring either a CD or your camera (with USB cable cord for computer) for us to transfer the pictures.  If you choose one of our paid listings packages, just send your check for payment to:
